First Question: Who Owns the Array?

  • Owned (cash or paid-off loan): the system typically conveys with the home like other major equipment. Gather invoices, permits, warranties, and production history for the buyer and appraiser.
  • Solar loan still open: plan payoff at closing or ask whether assumption is allowed. Title and the buyer’s lender will care about any UCC filing tied to the equipment.
  • Lease, PPA, or prepaid TPO (including Propel / SolSource structures that may be lease or Energy Services Agreement depending on the agreement): a third party owns the gear. Closing usually needs transfer approval, buyout, or another contract path — not a handshake.

Why Lenders Ask (Fannie Mae B2-3-04)

Fannie Mae’s Selling Guide requires lenders to determine ownership and financing of solar on the property. For systems leased or covered by a power purchase agreement, key points include reviewing the agreement, how lease/PPA payments affect debt-to-income when applicable, and that leased/PPA panel value is generally not included in the LTV calculation. A precautionary UCC filing that describes only the solar equipment (not the home or land as collateral) can be treated as a minor title impediment when underwriting follows that topic.

Owned systems follow ordinary appraisal, insurance, and title expectations — still document them cleanly.

Seller Checklist (Start Early)

  1. Find the original contract and confirm ownership type in writing.
  2. Pull recent production/monitoring data and the Permission to Operate / interconnection paperwork if you have it.
  3. Collect manufacturer and workmanship warranty documents — see solar panel warranties.
  4. Ask title or your closer to search for UCC filings related to the solar equipment.
  5. If lease/PPA/TPO: contact the provider’s transfer team as soon as you list or go under contract — credit approval for the buyer can take time.
  6. Disclose the system and any ongoing payments as material facts to buyers and their agent.
  7. Confirm homeowners insurance treatment for the buyer’s carrier — insurance guide.

Value Without Hype

Owned, working systems with clean paperwork are easier for appraisers and buyers to underwrite. Leased or PPA systems can still close, but the buyer is taking on a contract — transfer terms, escalators, and remaining term matter more than a vague “solar adds value” claim. Can a lease or PPA company block my home sale?

They do not own your house, but they own the equipment and the contract. Closing typically needs their transfer, buyout, or another agreed path so title and the buyer’s lender are satisfied.

Do I have to remove the panels to sell?

Usually no. Removal is a last resort when transfer/buyout fails or a buyer insists — and it has cost and roof-repair implications.

What should I give the buyer’s inspector?

Monitoring login or recent production reports, inverter location, and any open service history. A dark monitoring portal raises questions.
